RENTAL UNITS:
Rental units are privately owned, and the manner in which they are equipped and decorated reflect the taste of the individual owner. Unless otherwise specified, each unit will have all the furniture, blankets, pillows, dishes, pots, pans, flatware, refrigerator, range, etc. required for basic housekeeping. TV reception at some locations can be very poor or non-existent.

TENANT'S RESPONSIBILITIES:
Guests are to supply their own paper products, laundry detergent, trash bags, food, drink & personal hygiene items. Pets on the premises, smoking inside rental units, discharging of firearms or fireworks are not permitted. Guests may not occupy the unit prior to 2:30 PM on the day of arrival, and must vacate no later than 10:00 AM on the day of departure. Upon departure, guests are responsible for removing all garbage, trash and perishables off the premises, and to leave the rental unit in good condition and reasonably clean. Please start one load of wash.

CAUTION:
Mountain roads may be gravel, narrow and/or steep. Please use a lower gear and proceed slower than on paved surfaces. Should you meet an oncoming vehicle, the driver heading uphill should back down to an area that will permit passing.

The mountains are home to a variety of biting or stinging insects, poison ivy, bears and reptiles.
Please be vigilant.

Please do not build fires on the rental grounds or use a charcoal grill on a porch or deck. Fire can smolder for days before flaring up resulting in substantial damage to home and property. Some rentals have a designated area for SMALL "campfires"; again use extreme caution and ensure there are no hot ashes remaining.

BOOKING HELPS:
We prefer a credit card when the reservation is made, it will not be charged until two weeks prior to your arrival. If you cancel prior to the 2 weeks there is a charge of $35.00. We do not take security deposits unless you do not have a credit card to hold. Deposits are held in a non-interest bearing account with Macon Savings and Loan, East Main Street, Sylva, NC 28779. Deposits are for "No Show" reservations, damages to the unit or excessive wear and tear and in the event the unit is left with garbage or is so dirty it requires additional cleaning. Accepted credit cards are MasterCard and Visa.

EXTRA DAY FEES:
If you rent for 7 days and need to add any additional days, the amount per day will be the weekly rental divided by 7. Short term rentals are based on the weekly rate divided by 5.

TRIP INSURANCE:
This is simply a benefit for the vacationer, you are NOT required to accept it, but, should you have an emergency and need to cancel this a great help.

EXTRA HELPFUL HINTS:
If a guest smokes inside the home, there is an immediate $100.00 charge.

PETS:
We all love our pets, however, even the best dog alive can have an accident, shed and perhaps even carry fleas, the fee for one pet is $100.00, non refundable. If your pet should cause damage you will be expected to pay the replacement.

CHECK IN:
You will check in at our office from 9 to 5, after that your package, directions and keys will be in the mail box outside our building. Upon check-in please take a good look around. If anything needs repair that we have not found, please report that to me immediately, not on your last day of vacation.

MOUTAIN CHARM:
Pay good attention to the roads, most units are easy to get to, but, if you are not familiar with mountain roads, let us know at booking. Water is from either a well or spring, please conserve, we never know when too much is too much.
